An overview of Simulated Energy Rating Service (SERS) – A cost effective solution to sometimes unnecessary, and costly Energy Saving Measures, such as insulation etc.
With the introduction of the Government’s MEES – Minimum Energy Efficiency Standards (MEES, EPC rated D or below), whereby domestic rental properties had to achieve an energy rating of D or above, as of June 2025 (on a scale of A – G, 0 – 100), and all domestic rentals must meet a C rating by 2028 (obviously subject to change?), and failure to meet these standards could result in landlords receiving hefty fines, I’ve introduced my new Simulated Energy Rating Service (SERS)!
Specifically to allow landlords to test various property energy saving configurations, for example, when a property doesn’t meet a C energy rating, but a high D, and the cheapest “recommended” measure offered by the EPC would be too costly, for example, by having Solar panels, or External wall insulation installed, then a simulation can be ‘tweaked’ to test alternative solutions.
In this scenario, and if applicable an extra layer of loft insulation might boost the D rating to a C, and be considerably cheaper than installing the recommended alternatives?
SERS identifies these situations, and would be cheaper (from just £100, no VAT to pay), and less hassle than having multiple Energy Assessments carried out on a property.
